Course Details
The purpose of this 4 hour continuing education session is to look at the inspection process for items which are so common that many times are taken for granted that the inspector sometimes does not quite complete the inspection with the proper degree of thoroughness.
The idea behind this course is to “Inspect for the Unexpected”. It emphasizes how easy it is to:
- See a big picture but miss the little things that can create a larger problem, damage, or a complaint.
- Or how the Inspector can make lots of little observations and see minor symptoms, but
fail to see the big issue.
These areas are inclusive of inspecting foundation walls, cracks, water entry, structural additions that create a problem with another system of the home, fallacies and failure of flashing applications, garage door and garage door openers, engineering wood components, stresses with PEX plumbing piping, small areas often missed in HVAC duct leakage, bypass damper on dual fuel systems, guard railings, closet issues, microwave clearance requirements, and many more.
The course concludes with a case study of an older home with multiple issues and a discussion of how to address a client’s question of “Would you buy this house?” and “What further advise can you give me?” This discussion includes the risk of overstepping our role as a Home Inspector and the impact of what we say may have on the client’s decision.
