How to Become a Home Inspector in Ontario
1. Complete an accepted home inspection training program.
Ontario does not require a provincial license to work as a home inspector. Completing a recognized training program establishes your foundational knowledge and signals professionalism to clients.
2. Study the Ontario Building Code (OBC).
Familiarity with OBC Part Nine is considered industry best practice in Ontario. Understanding building envelope and health and safety requirements prepares you for the types of issues you’ll encounter in the field.
3. Complete field training inspections.
Hands-on experience under a working inspector is the fastest way to build confidence and competence. Document your inspections as you go — many professional designations require a record of completed inspections.
4. Obtain errors and omissions (E&O) insurance.
E&O insurance is not legally required in Ontario, but most clients and real estate professionals expect it. Coverage protects both you and your clients in the event of a disputed inspection.
5. Launch your home inspection business.

Does Ontario require a home inspection license?
No. There is currently no provincial licensing requirement for home inspectors in Ontario. However, most real estate professionals and clients expect inspectors to hold recognized certification.
Do I need a special license to be a home inspector in Toronto?
Toronto home inspectors do not need a special license to inspect homes or commercial property. Most real estate professionals will want to see that the inspectors they hire are trained and certified by a reputable training school such as ICA. It is important to write home inspection reports in accordance with the accepted standards of practice in Ontario, in order to build and grow a successful career. How much money do Ontario home inspectors make?
The average annual salary for a home inspector in Ontario varies, depending on the number of inspections performed each week. Part time home inspectors doing two inspections on average per week will earn $35,000 in supplemental income. A full time home inspector can do two or three inspections per day! Full time home inspectors in Canada inspect 6-10 houses per week on average and can earn over $100,000 annually. Home inspectors in Toronto, Hamilton, and Ottawa earn the highest salaries in Ontario.

Yes, Inspection Certification Associates is an affiliate member of CAHPI, the Canadian Association of Home & Property Inspectors.
Do you prepare graduates of your Ontario home inspection course for the CAPHI exam?
Yes, as part of our online home inspection student reference library we include CAHPI exam study resources, including the home inspection standards of practice and code of ethics. It is also important to note that if you do decide to register for the CAHPI exam you have the option to include a practice exam. The official CAHPI home inspection exam and the practice home inspection exam can both be taken online.
Does Ontario require continuing education for home inspectors?
No. Continuing education is not required for home inspectors in Ontario.

At the end of the day, all that matters is that you have a home inspection report form that you’re comfortable with, and these are both good home inspection report options.

What is the OAHI, and do I need to join?
The Ontario Association of Home Inspectors (OAHI) is the province’s leading professional body for home inspectors. Membership is not legally required, but the RHI designation it grants is widely recognized by realtors and clients across Ontario. ICA’s training program is structured to support your academic entrance requirements toward OAHI Candidate Membership.
Is there a time limit to complete the ICA home inspection course in Ontario?
No, ICA’s course has no expiry and can be completed at your own pace. If you’re working toward OAHI membership, note that Conestoga College requires program completion within four years and Algonquin within three years; ICA has no such restriction.
