How to Become a Home Inspector in Colorado: 4 Steps
Colorado’s real estate market moves fast, and buyers, sellers, and agents across the Front Range want inspectors they can trust. Professional certification is the credential that gets you in the door, earns referrals, and builds a business that lasts. Here’s the path from enrolled to earning.
Step 1: Choose Your Training Option
- Online-Only
Study ICA’s full certification curriculum on your own schedule, 24/7, with no expiration date. Perfect if you’re balancing a current job or other commitments while making the transition.
- Online & Field Training – Highly Recommended
Pair your online coursework with a live weekend field training in Colorado alongside ICA’s certified instructors. In an open-entry state, hands-on experience is the fastest way to stand out, and clients can tell the difference.
Field training is the single biggest differentiator between Colorado inspectors who build strong referral networks fast and those who take much longer to gain traction. We strongly recommend it.
Step 2: Add Live Field Training for Real Hands-On Experience
Field training is not required in Colorado, but it is the single fastest way to build the confidence and credibility that earns referrals. ICA offers live, weekend home inspection classes near Denver, Lakewood, Colorado Springs, and Fort Collins, where you will inspect real homes alongside certified instructors. During field training you will:
- Inspect real Colorado properties, not simulations, alongside ICA-certified instructors
- Practice report writing from start to finish on actual homes, with real-time feedback
- Use professional tools including moisture meters, combustible gas detectors, and thermal imaging devices
- Leave with documented inspection experience before your first paid job
Inspectors who complete field training build referral networks significantly faster than those who skip it. We strongly recommend it.
Step 3: Get Your Home Inspector Certification, Get Licensed with InterNACHI, and Get Insured
When you complete ICA’s course, you receive a National Home Inspector Certification — the credential Colorado real estate professionals, lenders, and buyers recognize. Before your first inspection, set up E&O and general liability insurance. Most Colorado agents require both before making a referral. ICA students receive 90-day E&O coverage through InspectorPro, so you are covered from day one.
Step 4: Sit for the National Home Inspector Exam (NHIE)
The NHIE is the nationally recognized voluntary exam for home inspectors, and passing it is one of the strongest signals you can send to Colorado clients and agents that you have met a rigorous professional standard. ICA’s Premier and Elite packages include NHIE eBook study guides written by the exam’s own authors, so you can pass the national home inspector exam with confidence. Register and schedule your exam at homeinspectionexam.org
Colorado Home Inspector Licensing Authority
Colorado home inspectors are not regulated by a state licensing board. The details below reflect Colorado’s current regulatory status.
| Governing body | None — no active home inspector licensing law in Colorado |
| Official licensing page | None exists — Colorado has not enacted home inspector licensing legislation |
| ICA Qualifying Provider # | CE21600007 |
| Voluntary credentials | NHIE, InterNACHI CPI®, ASHI Certified Inspector |

Does Colorado require a home inspector license?
Colorado is an open-entry state — you can start your home inspection business without a government-issued license, and most people are up and inspecting within weeks of completing their training. That said, professional certification from a recognized program is what earns you trust from Colorado’s real estate agents, lenders, and buyers — and what separates inspectors who build referral-driven businesses from those who struggle to get their first call.
How many training hours are required to become a home inspector in Colorado?
The state sets no minimum hour requirement. In practice, professionals recommend 120 hours of pre-inspection education, and ASHI’s associate path requires 250 inspections or equivalent. ICA’s certification curriculum satisfies both association benchmarks.
How do I get started as a home inspector in Colorado?
Complete a recognized certification program like ICA’s, obtain E&O and general liability insurance, join a professional association (InterNACHI or ASHI), and consider sitting for the NHIE. These steps collectively establish the professional baseline Colorado’s real estate community expects — and ICA’s training covers all of it in one program.
Does Colorado have reciprocity with other states?
Because Colorado has no state licensing program, there’s no formal reciprocity system. If you’re moving to Colorado from a licensed state, your training hours, association credentials, and exam results carry real value here. If you later move to a licensed state, you’ll need to satisfy that state’s requirements independently.
Do I need to renew my home inspector certification in Colorado?
There’s no state renewal cycle because there’s no state license. InterNACHI CPI® members need 24 CE hours per year; ASHI active members need 20. ICA’s Edcelerate community and ICA 360 membership provide ongoing CE-eligible content to keep you current.
How much does it cost to start a home inspection business in Colorado?
Main startup costs: training (ICA packages start at $695), E&O and general liability insurance ($800–$1,500/year), a starter tool kit (~$200), and optional National Home Inspector Exam (NHIE) registration ($225 as of 2025). With no state application fee or licensing hurdle, most Colorado inspectors are profitable within 30–60 days of completing training.
Is radon testing a big deal in Colorado?
Yes — it’s one of the best service add-ons available to Colorado inspectors. Radon is one of the most-requested add-ons in the state. ICA’s Elite package includes a full Radon Certification course so you can offer this high-demand service from day one.
What is the NHIE, and is it worth taking in Colorado?
The NHIE is a 200-question professional exam developed by the Examination Board of Professional Home Inspectors (EBPHI) — the most widely recognized voluntary credential exam in the industry. Passing it tells Colorado, clients, and agents you’ve met a national competency standard, which matters in an unregulated market. ICA’s Premier and Elite packages include NHIE eBook study guides written by the exam’s authors. Schedule at homeinspectionexam.org.
When can I expect to know the details of my live class?
Our operations team will email you 2–3 days before your class with the full address and logistics. Field training locations are typically within an hour of your enrolled class city — Denver, Colorado Springs, or Fort Collins, depending on availability.
Will I receive a certification?
Yes. You’ll receive a National Home Inspector Certification by email upon completing the course. ICA graduates also receive a digital Credly badge for use on your website, business cards, and social media — a credibility signal that matters in Colorado’s open-entry market.
Should I join an association after completing ICA's course?
Absolutely — and in Colorado, association membership is one of the most powerful ways to build trust without a state license. ICA graduates can apply for InterNACHI’s CPI® (free for one year with Elite) or ASHI membership. Both are widely respected by Colorado agents and come with ongoing CE requirements, which ICA’s Edcelerate community helps you meet.
ICA Home Inspection Certification FAQ
- When can I expect to know the details of my live class?
The instructors and our operations team will send you emails 2-3 days prior to your class. The class locations will be provided in this email along with other important information related to your live class.**As a note, the locations of the houses will be within an hour or so from your purchased class location.
- What is the exact location of my field training?
As a home inspector, you typically have to travel to the residences as part of the job. With our field trainings, the expectation should be that you may need to travel an hour or so from your purchased class location in order to get the full experience. We of course try and keep the house locations as close to the city we advertise but sometimes we need to go outside of that range to get our students the best learning experience to inspect different types of houses.
- Will I receive a certification?
Yes, we email you a copy of your National Certification of Home Inspector certificate. ICA graduates also receive a digital certification badge for use on business materials and social media.
- What inspection report should I use?
ICA graduates receive Report Form Nitro software for free (a $400 value). This user-friendly report can be printed, filled out by hand, or completed on a smartphone, tablet, or computer. A mobile app version is also available.
- Is there a time limit to complete the online course?
No. You can complete the course at your own pace.
- Will I receive a list of necessary tools?
Yes. We provide a full list of required tools, including a moisture meter and combustible gas detector—all for approximately $200.

- Marketing & networking resources

- Do you provide marketing materials for my business?

Absolutely! Most graduates start their own successful home inspection businesses. Our course includes training on marketing and business startup.
- What if I have questions during the course?
We offer full student and graduate support—even if you have questions while performing an inspection!
- Do I need to be a home builder to become a home inspector?
No. Our training prepares students from all backgrounds to become successful home inspectors.
- Does a home inspector need to get on the roof of the home?
No. Home inspectors should not go on the roof of the home. Per current standards of practice, the proper way to inspect a roof is to stand back and use binoculars. A few home inspectors have even started using small drones to inspect a roof, but that is not very common yet. Over ninety percent of home inspectors use the binocular technique for inspecting the roof of a home.
- Does ICA offer discounts for military service members?
Yes! ICA is proud to support all our military service members. All active and former military personnel receive an exclusive discount for ICA’s home inspection training. ICA is also approved for no-cost home inspection training through the ArmyIgnitED Credentialing Assistance Program, and GI Bill® Tuition Reimbursement for veterans. Learn more.
- Should I join an association after I am a certified home inspector?
ICA home inspection graduates are eligible for a free one month membership to a recognized association upon completion of our online home inspection course. ICA is affiliated with both the American Society of Home Inspectors and InterNACHI. These two professional organizations are well-respected in our industry, and offer further professional development opportunities.
