How to Become a Home Inspector in New Jersey

New Jersey requires a license to work as a home inspector. Follow these steps to meet all state requirements and launch your career.

Step 1: Complete your home inspection training

Complete a state-approved home inspection training course that is at least 140 hours in length to learn the fundamentals of home design and construction, the tools needed to conduct inspections, the latest techniques for assessing the various systems that make up a home and more. The state of new jersey requires these 140 hours of education to ensure you are fully prepared. Contact your state board for a list of approved schools in New Jersey to start working towards your New Jersey home inspector license today.

Step 2: Complete your field training

Complete 40 hours of field inspection training. Specifically, a jersey home inspector must complete 40 hours of unpaid field-based inspections under the direct supervision of a licensed home inspector who will officially supervise your work. This practical experience is where the rubber hits the road, and new home inspectors put their new knowledge to the test in a real-world environment. With the guidance of an experienced professional, students use this time to learn how to apply classroom theory to practical situations.

Step 3: Pass your home inspector exam

Take and pass the National Home Inspectors Exam (NHIE). New Jersey home inspector licensing requirements demand a passing score on the NHIE. This national home inspector examination consists of 200 questions. ICA fully prepares all home inspection students for these exams with a 200-page online study guide along with 700 practice questions in our exam prep module. If you do not pass, you must wait and retake the exam.

Step 4: Complete your background check and get insured

To officially become a licensed home inspector, every New Jersey home inspector must complete a criminal background check and fingerprinting process. You must also secure $500,000 in E&O insurance coverage and general liability protection before submitting your final application to the jersey division of consumer affairs (specifically the Home Inspection Advisory Committee).

Step 5: Apply for your New Jersey license and start your business

Congratulations! Now you can start your own inspection business or work as a home inspector. 40 hours of continuing education are required every year with a NJ state approved CE provider. (Note: The New Jersey Division of Consumer Affairs officially requires 40 hours of continuing education every two years to renew your license).

What are the requirements for the division of consumer affairs?

The new jersey division of consumer affairs requires you to complete 180 hours of training (140 academic and 40 field), pass the national home inspector exam, and submit to a background check to get your inspector certification.

New jersey must review out-of-state licenses on a case-by-case basis. You will likely still need to complete the state-specific law module and prove you have met the 180-hour equivalent to become a licensed new jersey home inspector.

The average annual salary for a home inspector in the state of new jersey is approximately $76,340, according to the U.S. Bureau of Labor Statistics. It is a highly lucrative career path for those who complete training.

You must renew their license every two years before expiration by submitting proof of your 40 CE hours to the board.

  • When can I expect to know the details of my live class?
    The instructors and our operations team will send you emails 2-3 days prior to your class. The class locations will be provided in this email along with other important information related to your live class.**As a note, the locations of the houses will be within an hour or so from your purchased class location.
     
  • What is the exact location of my field training?
    As a home inspector, you typically have to travel to the residences as part of the job. With our field trainings, the expectation should be that you may need to travel an hour or so from your purchased class location in order to get the full experience. We of course try and keep the house locations as close to the city we advertise but sometimes we need to go outside of that range to get our students the best learning experience to inspect different types of houses.
     
  • Will I receive a certification?
    Yes, we email you a copy of your National Certification of Home Inspector certificate. ICA graduates also receive a digital certification badge for use on business materials and social media.
  • What inspection report should I use?
    ICA graduates receive Report Form Nitro software for free (a $400 value). This user-friendly report can be printed, filled out by hand, or completed on a smartphone, tablet, or computer. A mobile app version is also available.
  • Is there a time limit to complete the online course?
    No. You can complete the course at your own pace.
  • Will I receive a list of necessary tools?
    Yes. We provide a full list of required tools, including a moisture meter and combustible gas detector—all for approximately $200.

  • Does a home inspector need to get on the roof of the home?
    No. Home inspectors should not go on the roof of the home. Per current standards of practice, the proper way to inspect a roof is to stand back and use binoculars. A few home inspectors have even started using small drones to inspect a roof, but that is not very common yet. Over ninety percent of home inspectors use the binocular technique for inspecting the roof of a home.
